Service Pricing

1. Monthly Management Fee: The greater of 10% or $100 per month per single-family/multifamily residence that is occupied. Includes rent collection, distribution, and coordination of maintenance requests.

2. Vacant Unit Management: $50/month per unit for all single family and multifamily residences.

3. Tenant Placement/Leasing Fee: Minimum of $500 or first month’s rent.

4. Evictions: $825 (covers 1st and 2nd cause).

5. Rent Deposit Hearings: $250.00; Violation hearings: $350.00.

6. Eviction Move Outs: Starting at $200.00.

7. Lock Change: First Door – $75. Each additional door – $50.

8. Utility Company Access/Inspections: $99/hour to have a Monument Team Member present to provide access.

9. Section 8/ Subsidized Housing Application Processing/ Inspection: $150 per applicant.

10. Onboarding Fee:

• Single-Family / Multifamily Management: $250
• Multifamily Additional Units: $50 per each additional unit.

Onboarding Services Include:

• Inspection
• Health & safety check
• Deferred maintenance review
• Any additional management work (back work) Note: This fee is non-refundable.

11. Rental Registration Processing: Starting at $70.

12. Electronic lockbox for showings and 3-D virtual tour: (this is included if we are marketing the property): $100.00.

13. Occupancy check per visit: $75.00.

14. 3rd party vendor/contractor access visits: $50; missed appointments $150.00.

15. Postal fee to payments for HTC/ Specialized Services for mail start at $25 and up.

16. Utilities Bill Pay Program: $50/month (auto-enrollment).

17. Lawn Care Program: $125/month (April-October, auto-enrollment).

18. Annual Furnace Inspection: Starting at $150.00 (auto-enrollment).

19. Lease renewal fee: $150.00.

For maintenance quotes, we only provide multiple quotes for over $5,000.00.
If you are selling your property with your realtor, and we have to coordinate showings: Real Estate Transaction fee: $75.00
