Service Pricing

1. Single Family Management: The greater of 10% or $75.00 per month per single family residence that is occupied. Includes rent collection and distribution, and coordination of maintenance requests.
2. Multifamily Management: The greater of 10% or $50.00 per unit per month for multifamily residences that are occupied. Includes rent collection and distribution, and coordination of maintenance requests.
3. Vacant Unit Management: $50/month per unit for all single family and multifamily residences.
4. Tenant Placement: Equivalent to one month’s rent (If the owner places a tenant while the property manager is marketing the unit a tenant placement fee is still required).
5. Evictions: $700.00 (covers 1st and 2nd cause).
6. Rent Deposit Hearings: $250.00; Violation hearings: $350.00.
7. Eviction Move Outs: Starting at $200.00.
8. Lock Change: First Door – $75. Each additional door – $50.
9. Utility Company Access/Inspections: $40/hour to have a Monument Team Member present to provide access.
10. Section 8/ Subsidized Housing Application Processing/ Inspection: $150.00.
11. Onboarding: $150.00 for the first unit, $50 for each additional unit. Additional fees may apply if we are not provided all tenant info and if we have trouble accessing each unit.
12. Rental Registration Processing: Starting at $70.
13. Electronic lockbox for showings and 3-D virtual tour (this is included if we are marketing the property): $100.00.
14. Occupancy check per visit: $50.00.
15. 3rd party vendor/contractor access visits: $50; missed appointments $150.00.
16. Postal fee to payments for HTC/ Specialized Services for mail start at $25 and up.
17. Utilities Bill Pay Program: $50/month (auto-enrollment)
18. Lawn Care Program: $125/month (April-October, auto-enrollment)
19. Annual Furnace Inspection: Starting at $200 (auto-enrollment)
